THE AREA OF CAP D’ANTIBES

Cap d’Antibes is a magnificent peninsula jutting out into the Mediterranean sea, ideally situated on the prestigious Cote D’Azur, between Nice and Cannes, and only twenty minutes drive from Nice International Airport. The Cap first became the prefered holiday destination in the mid 19th century, when Queen Victoria spent time in the South of France to escape the harsh cold of the English winter. Later, in the 1920’s and 30’s, the Cap became a Summer resort when having a suntan became fashionable.

Juan les Pins became host to many famous American jazz players, and the famous Jazz Festival is held there every July to this day. Today celebrities regularly holiday in luxury and peace on Cap d’Antibes. Madonna frequently enjoys the beauty and peace of the luxurious Hotel du Cap.

THE LOCATION AND SITUATION OF VILLA SIMHA

Villa Simha stands on approx. half an acre (1,800 sq. metres) of almost flat gardens facing the sea and the famous Garoupe beach on the South East side of Cap d’Antibes. Due to the orientation of the property and the fact that it has a large open garden which is not overly shaded by pine trees, the villa and garden enjoys all day sunshine.

The villa was built inthe 1930’s when they had the choice of the best sites on the Cap to build their homes. Villa Simha was built on a perfect site which provides panoramic views over the Medetarranean sea and the beautiful Garoupe Bay and beach.

THE GARDEN AND SWIMMING POOL

The garden surrounding the property is well planted with all types of semi tropical trees and shrubs. The large swimming pool (with night lighting) is surrounded by a patio area with sun beds and sun loungers. The extensive grassed area is furnished with a hammock under the trees and a swinging seat. There is a designated area for table tennis and a boules court. There is a large terrace situated between the house and the pool. It has a dining area and a comfortable seating area overlooking the sea.

ENTRANCE GATES, PARKING and SECURITY

There are two sets of remote controlled entrance gates (one set used by the gardner only) and the other set opening in to a parking area which opens into a double garage (providing ample parking for two cars). There is also a remote control pedestrian gate. As Villa Simha is situated on a corner site, it has further on street parking for guests on a quiet side road.

The villa is fitted with an alarm system and CCTV security video cameras.

TERRACE

A large terrace situated between the house and the swimming pool (above the garage). The terrace provides a shaded dining area with two large dining tables providing seating for 15 people, a gas barbecue and an outdoor kitchen with sink and fridge. There is also a comfortable outdoor seating area with a sofa and a pair of armchairs under a pair of large parasols. There is additional bench style seating provided within the structure of the terrace walls. The terrace provides a stunning view over the sea, garden and pool.

GARAGE

A large double garage with space to park two cars. Electric doors operated by remote control.

THE VILLA

The main entrance door to the villa opens into a large open plan double living with wood-burning stove and large bay window providing panoramic views over the sea and an adjoining dining area. Also on this level is the kitchen, single bedroom, double bedroom and bathroom.

Stairs lead to the first floor where there are three further double bedrooms and three bath/shower rooms (two en suite) and a large balcony off the master bedroom overlooking Garoupe Bay.

An independent double bedroom and shower room are situated on the lower ground floor and are accessed seperately from the garden.

The Living Room

Air Conditioning and central Heating and wood burning stove. A large double living room with two distinct seating areas, a wood burning stove, a large bay window overlooking the sea, double doors leading out to the main terrace (up four steps) and to a curved flight of steps to the entrance gates. These doors are generally used as the main enterance to greet guests and for easy access from the house to the terrace and garden.

The Dining Area

Is an area off the main living area with a dining table which seats 8/10 people comfortably (12 dining chairs are provided). There are also double doors from this area to the terrace and a window which allows easy service to the terrace dining area.

The Kitchen

is situated close to the dining area. A serving “window” between the kitchen and dining area makes entertaining easy . There are double doors from the kitchen to the rear garden. The kitchen is fully fitted with two sinks, gas hob, extractor fan, electric oven, microwave, dishwasher, chest freezer, two fridges, toaster, kettle, juicer, food processor etc. Cutlery, china and glasses are provided for at least twenty people.

Bedroom No. 6

A small single room off the dining area. (not air conditioned but fan provided). This room is suitable for a child/teenager or nanny. Windows overlooking the rear garden.

Bedroom No. 4

A double bedroom accessed from a short corridor off the main living area. The room has a window overlooking the side garden and has double doors leading to the rear garden.

Bathroom

With bath (with shower attachment), wash basin and toilet. This bathroom is accessed off the short corridor and may be used by the occupants of bedrooms No. 4 and No. 6 and as a general downstairs bathroom facility.

is a double bedroom which is situated on the lower ground floor (below the large bay area of the living room). This room is accessed from the exterior and has it’s own key, alarm, air conditioning, central heating and en suite shower room and toilet.
